SELF STORAGE PROPERTY MANAGER

DESCRIPTION
Seeking a dynamic salesperson with strong customer service skills for an upcoming opportunity at one of our Hampton Roads south side self-storage facilities. We are a company that strives to choose candidates who are energetic, goal-oriented team players. We are looking for people who can embrace and contribute to our well-established operating culture. The quality of our Managers distinguishes us in the self-storage industry.
Our Self Storage Managers are the front-line face and voice to both current and potential customers. Our team members must have a service heart and be committed to customer satisfaction. Our customers are our #1 priority. Each Self Storage Manager is responsible for day-to-day property operations under the company guidelines. This role requires detail orientation and excellent organizational and time management skills. Strong and effective communication abilities are a must.
American Classic Storage maintains smoke-free, vape-free, and drug-free environments (indoor and outdoor) across its portfolio of properties. This is not a Resident Manager position.

ADDITIONAL REQUIREMENTS
  • Sit or stand for up to 8 hours daily
  • Ability to traverse entire property daily for audit, lock placement/removal, and tour purposes
  • Ability to frequently lift or move up to 25 lbs; occasionally 40 lbs
  • High School graduate (or equivalent). Some college is preferred.
  • Valid Driver's License, clean DMV record, and dependable transportation
  • Willingness to travel to other company locations (as needed)
RESPONSIBILITIES
  • Greet customers with enthusiasm and professionalism.
  • Assist customers in finding a storage space that will fit their needs.
  • Explain and show customers the amenities and benefits within the facility property.
  • Rent storage units to customers using company software.
  • Must have the ability to grasp new software quickly.
  • Explain the rental lease to customers in a knowledgeable and accurate manner.
  • Can answer any questions regarding the rental lease or company policies/procedures.
  • Maintain appropriate and professional phone etiquette with customers.
  • Answer phone calls while multi-tasking with computer or other duties.
  • Can process customer payments, move-ins, move outs and transfers using company software on the computer.
  • Handle customer account questions, inquiries or resolving customer issues in a courteous, professional, and timely manner.
  • Maintain and send weekly and/or monthly reports to the home office using Microsoft Word, Microsoft Excel, Microsoft Outlook, and Internet.
  • Make collection calls for delinquent accounts to maintain facility goals for delinquencies.
  • Manage delinquent units in preparation for monthly storage auctions.
  • Cleaning and sweeping units, picking up trash, keeping office clean and organized, weed facility grounds, and maintaining overall curb appeal.
  • Can use and be comfortable cutting locks with bolt cutters or grinder.
  • Meet sales goals for insurance, merchandise, and rentals.
  • Count cash and handle money. Keep a till balanced and well documented and make bank deposits as scheduled.
  • Perform weekly facility audits on units, and maintain overlocks, lock checks daily.
  • Perform company policies in opening/closing the office each day.
  • Manage time well in busy settings.
